Building Design Stages

Depending on where you are located, we love to meet with all of our clients and offer a free consultation so that we can gain a good idea on what their focus is for their new home. We'll normally meet at the site and do a measure up, then discuss the feasibility of the requirements and provide any ideas or concerns we might have before we commence with the project.
 

Feasibility & Pre-Planning

We'll head back into the office and draft up a fee proposal for you, including what needs to be completed across concept design, development application and building application stages. Once you sign and send this back, our design team will get started on your concepts.

It's time for us to get to work! We'll provide you with your first draft of your concept, based on your ideas and what's important to you in designing your new home. You'll receive your new floor plan showing the rooms, furniture and all measurements so that you can do a visual walk-through of your home to consider any design changes according to your daily lifestyle and requirements. Our main goal is to achieve the outcome in a design that best suits your needs, so no matter how many amendments you need to make, we want you to absolutely love your design!

Development Application

Development application starts once you are 100% happy with your concept and you're ready for our team to submit it to council for approval, which involves ensuring the design meets planning scheme requirements. Once submitted, we will liaise with the council to ensure all of their requirements are met and the proposal is accepted as efficiently as possible.

Build Application

Once the council have approved the concept and have accepted it to be built inside their shire, we then need to commence with applying for a build permit. Our design team will need to produce working drawings suitable for a builder and satisfactory against the Australian standards and building codes. This stage also involves liaising with Engineers, Energy Raters, Building Surveyors and anyone else who is required for your project. As always, we will manage and run this entire process for you.

Construction Handover

Your plans are final, all signed off and you now have full development approval to start the final construction stage. From here, you'll start working alongside your builder who has everything they need to start your build. Our team will still be here every step of the way if you or your building team have any questions along the way. Good luck! 

The FAQs

WHAT OTHER COSTS COULD BE INVOLVED IN THE PROCESS?

Costs to consider during the planning process for construction include: ​

  • Engineering plans 

  • Site survey 

  • Building certification/council fees 

  • Town planning fees

  • Plumbing permit applications
    All consultant invoices will be sent directly to you for payment. You can be involved as much or as little in the process whilst we work with external consultants. 

HOW LONG WILL IT TAKE FOR MY PLANS TO BE COMPLETED?

Every job is different, as some require more information than others, from a variety of different professionals outside of Allure Building Design. 
​With current building demands on services, we would recommend allowing 6 months from
the beginning of concepts to handing over to your builder.

DO YOU PROVIDE PLANS FOR BA (BUILDING APPROVAL)?

Yes, we provide all levels of detail from initial concept plans to full construction drawings provided to builders and your local council.

WHAT OTHER SERVICES WILL I NEED OUTSIDE OF ALLURE BUILDING DESIGN?

There are a lot of moving parts involved with getting plans ready for handing over to a builder and getting started with your project. A lot of these services and processes are outside of Allure Building Design's scope of works and fee. 

Examples of common external people/processes that may need to be met, include:

  • Site investigation

  • Land survey

  • Wastewater design

  • Bushfire hazard report

  • Bushfire management report

  • Landslip risk assessment

  • Council development application

  • Structural engineers

  • Civil engineers

  • Energy assessment

  • Building surveyor

CAN YOU RECOMMEND A BUILDER?
Depending on where you are located in the state, we can recommend a number of local builders that we have worked closely with in the past, however we cannot guarantee their availability. If you would like to bring your own builder, we are very happy to work with them. 

HOW MUCH WILL IT COST FOR ME TO BUILD?

We are not able to price a job to build, as this is the builders expertise. Once we have finished the working drawings, you will then be able to request a detailed quote from a registered builder.
